2. Permit Searches - Make sure additions to the home that don't show up on the town tax card have been done with a permit. Sometimes people avoid pulling permits to avoid other upgrades needed by the very improvement they are doing. (Example) You are looking at a nice house and the tax card says 3 bedrooms but when you go to see the house you notice it has 4 bedrooms. Septic systems are designed by the amount of bedrooms. So how do you know if the existing septic system is adequate and meets the requirements for a 4 bedroom? You don't if there are no permits for the improvements, and the current septic plan on file, if any, says 3 bedroom. You would then need to have a qualified septic company come to determine the size of the tank. If the tank was never upgraded to accomodate 4 or more bedrooms, you might be buying something that could require some serious money down the road, unless you really only want 3 bedrooms.
