About your inspection

We arrive at your property to be inspected 1/2 hour prior to the inspection. We then do a thorough inspection of the exterior conditions of the property and take many color photos & note any defects or problem areas to present to you as we continue the inspection requested. We usually start the interior inspection in the attic and work our way down, but not always. As we complete inspecting sections of the home, we take notes and snap many color photos of areas that are questionable or also to show that the conditions of specific areas are good and serviceable. As we end our inspection, we will ask you if you have any questions or would like to go to any specific sections inspected so we can point out any defects or problems found. We verbally run down the entire inspection with you describing what was found to be defective, or just minor fixes, and describe any testing requested and the conditions for that testing. Upon taking water samples, setting up radon tests, or completing other tests requested, we would ask that payment be made at that time. Depending on the type of test, (Radon, water, mold, etc.), if we take samples at the time of your inspection, generally the turn around time from the lab is 48 hrs. If it is a dual canister Radon test, we will need to leave them for 48 hrs min. and then we will need to schedule a time to pick them up so we can send them out to the lab. Generally the turn around time is 24-48 hrs after picking up the canisters, and you will receive the results from the lab via email or postal mail. Upon completion of your inspection and all testing requested, we gather our notes, photos, any other info, and head to the office to write up your report. Why don't we give you a written report upon the completion of the inspection? Simple, by the time the inspection is over and all testing has been put in place or sampled, most people have additional commitments to get to. If we had to sit down and try and hand write a written report which wouldn't get any pictures, and be hurried along, people would get edgy, we would feel somewhat rushed and the report wouldn't be as comprehensive as sitting down with no pressures, no appointments, reviewing all the info gathered on paper and in my head from the walk through, and writing a nice thorough custom report tailored specifically to your inspection without all the extra unused boiler plate terminology that doesn't pertain to your inspection |
